Pre-Purchase Property Inspection (Structural & Mechanical)

STRUCTURAL: Foundation, building exterior & interior, load bearing walls, ceiling, doors & windows, fireplace, chimney, attics, roof structure, roof covering, steps, decks, balcony's, porches and water penetrations. Gutters & downspouts, site grading & drainage.

MECHANICAL: Heating & air conditioning systems, plumbing fixtures for proper operations, bathtubs and shower enclosure for integrity, water leaks. Electrical service panel, improper wiring connections, electrical switches, convenience outlets and potential fire safety hazards.

        

Pre-listing property inspection.


If you are planning to sell your home, a pre-listing home inspection will give you a better understanding of the conditions which may be discovered by the buyers inspectors as well as an opportunity to make repairs that will put the house in a better selling condition. Same as pre-purchase inspection.

New Build Inspection

Same as pre-purchase inspection. The inspection is carried out prior to walk through and closing when all fixtures and finishes are in place. All systems are checked. Structural and mechanical, Architectural finishes, yard grading, drainage and code issues.

One-Year Builders Warranty Inspection

New build homes comes with a one-year warranty which requires the builder to fix anything that falls under his responsibility. Failure to conduct a proper inspection before the warranty expires will leave the liability of any defect or omissions discovered in the feature in the hand of the home owner. Same as pre-purchase inspection.
