FOUNDATION EVALUATIONS
Structural & Environmental Consultants (SEC) provides foundation Evaluations/Inspections for all type of Residential Buildings.
Foundation evaluations are normally performed to determine if there is any foundation instabilities at the home, including how level or out of level the foundation have become. Foundation evaluation is invaluable in the following situations:
· You have a drywall cracking, binding doors, sloping floors, or foundation wall cracks.
· Your home is for sale, and the buyer’s home inspector has reported on structural movement.
· An appraiser notes visible structural distresses and or evidence of settlements on the appraisal report to lender, banks etc.
· You are buying a home and want to have maximum information regarding structural condition.
· You are anticipating the need for structural repairs.
· You have had past structural repairs that have re-emerged.
In addition to the above, prior to enlisting the service of a foundation repair company, it is our opinion, the foundation should be evaluated by an independent professional educated in the field of engineering who has the training and experience necessary to diagnose foundation issues and determine when differential foundation movement is severe enough to warrant repairs. Repairing drywall cracks and masonry veneer cracks without first determining the cause of the cracking will only hide the problem not solve it.
SEC – Foundation Evaluation Scope of Work Includes but not limited to:
· A reconnaissance of the building surroundings for factors that could contribute to foundation issues such as trees, tree stumps, yard grading and drainage etc.
· Inspect the superstructure interior and exterior walls and ceiling and note any observable structural distresses.
· Perform foundation elevation survey (level survey) using an electronic compu-level or laser level. This survey will document the existing elevations of the foundation throughout the slab to determine:
1. Magnitude of movement – i.e. how level (or out of level) is the foundation.
2. Limits of areas affected by movement – i.e. where does the movement begin and end. (direction of settlement)
· Draft the final document showing the foundation and the relative elevation as measured.
· Determine probable cause of distresses if any.
· Render an opinion on the performance of the foundation.
· Reports with Conclusions and Recommendation delivered within 48 hours from time of inspection.
